- We estimate the tenant's income and expenses. Using nationally accepted credit standards, we make an analysis to determine whether he can afford the rent.
- We talk with each of the applicant's recent landlords to determine how he has honored his agreements in the past.
- Because we do so much advertising, and, as a result, get so much traffic through our available homes, we have had the luxury of being able to turn down the applications of two of every three that apply. We rarely make a mistake or have a problem.
- We protect your interests by having lease documents that anticipate potential problems, misunderstandings and clever tenants. In forty-two years of managing properties, we have had all the possible problems and have seen every tricky tenant maneuver. Our legal documents and our internal procedures are the best available to minimize the potential for damages to our owners.
- We take time with each new tenant to explain the lease to them. We insure he understands what his responsibilities are and we insist that he follows through on his promises.
